SeaWorld aims for multifamily residences, not hotels, across from Orlando theme park

SeaWorld’s parent company quietly withdrew plans for two hotels next to SeaWorld and Discovery Cove last year.

So, hotel plans still postponed, but a new proposal using the land between Sea Harbor and Westwood for the project.

Seems like a good way to raise some cash for the company.

I think there might be some confusion in the reporting here? The parcel of land that will contain these multi-family units is not owned by SeaWorld and, as far as I can tell, SeaWorld has nothing to do with this project. It’s just using the name of the general area surrounding the park, the SeaWorld Vacation Village - which was established in 1979.

It’s just using the name of the general area surrounding the park, the SeaWorld Vacation Village - which was established in 1979.

SeaWorld owns 50ish acres in the exact spot described in what you posted - it’s the HR building, parking lots, and empty land across the street from the main parking lot.

Their earnings call yesterday was an absolute clown show - they published a supplemental deck that read like it was put together by an intern that literally tried arguing that their stock was undervalued by a factor of 4X. All based on some made up EBITDA comps and assumptions that they would return to peak attendance while also increasing per caps and also slashing costs and also only investing 250M capital a year. Charlatans.

Sure, they own plenty of land surrounding the area - but they don’t own the parcel of land where these units are going. The Vacation Village PD that was established in 1979 is made up of four parcels totaling 43 acres, it’s all outlined in the filing with Orange County.

Perhaps I wasn’t direct enough in my initial response though - SeaWorld is not building an apartment complex.
